What is asbestos?

Asbestos is a mineral silicate belonging to amphibole and serpentine type mineral forming rocks that were mined and used in various buildings and structures due to their heat resistant, robust, flexible, and waterproofing properties.

Asbestos was extensively used in building materials, plants, equipment, motor vehicles etc before and during the 1980s and asbestos products were banned in Australia in 2003 due to their cancer-causing risk. Prolonged exposure to asbestos fibres via inhalation can cause illnesses including mesothelioma (lung cancer) and asbestosis.

Where is asbestos present in buildings?

Australia was one of the highest users of asbestos, globally. It is estimated that 1 in 3 Australian homes contain asbestos. The use of asbestos for construction purposes in residential buildings was eventually phased out during the early 1990s however the complete ban on the importation of asbestos was brought in 2003.

Asbestos can be present in several locations including splashbacks, eaves, fireplaces, under concrete slabs, wet areas including showers, laundry and as an insulation material for the hot water systems, pipes and ceiling insulation.

All asbestos surveys and asbestos inspections in Sydney must be undertaken only by a competent or a licenced person such as a licenced asbestos assessor.

What is involved in asbestos inspection?

Our typical asbestos inspection involves visiting the property, careful survey of the condition of the material (bonded or friable asbestos), collection of asbestos samples and testing in a NATA accredited laboratory. Our charges are nominal, and we aim to provide asbestos analysis results the following day without surcharges. There are no hidden charges for processing the samples or batch fees.

Asbestos inspection for demolition projects
